Concrete can settle for many reasons. The most common reasons for settling are:
Improper or no compaction prior to concrete installation
Incorrect base under concrete
Erosion (animal tunneling, water flow and organic decay such as a rotten/decayed tree root)
Natural settling of the ground and your house’s foundation compacting over multiple years due to gravity
No. Settled/sunken concrete will never level itself.
While this varies from project to project as each has its own scenario, raising concrete will cost a fraction (typically less than half) of a full concrete replacement.
We drill 5/8” diameter holes in the settled concrete and pump our expanding polyurethane foam under the concrete until it’s raised back to its desired height. We then patch the small holes to blend in with your existing concrete. This polyurethane foam will stay in place permanently and your concrete is ready to use immediately!
Mud jacking and foam jacking both lift concrete but foam jacking fills the entire void, is cleaner, and has less impact on the aesthetics of your concrete.
